I give this lake two years before it's banged out and a swim is like rocking horse sh*t. It wouldn't surprise me if it got some sort of award either over the next five years. Keep an eye out for this lake people, it's going to be special. The owners are not Mickey Mouse, they've worked in tackle shops to owning them to hand rearing carp etc so they know what they are doing.
Saying that, I'm going to be harsh on some points because I know the type of owner Gary is and I know he wants the very best lake he can get as he's a perfectionist.
Facilities: 2/5
Harsh? Not really. There's no shop, no toilet block.
There are porta-loo's dotted about and the odd bin. There is also parking on each lake but in the grand scheme of the lake, nothing that is going to worry people.
Saying that, if you require anything, just ask they are very accommodating.
BUT!! This is all in the pipeline. The lake is being transformed day by day and it is something the owners are doing and knowing the people that they are, expect when stuff is built to be of a high standard.
I'm a bit old fashioned, I like to see bins and although there are bins at the entrance/exit to lakes I'd like to see a couple dotted about the lakes itself and I know it says on the rules take ya rubbish and use the bins provided but I'd like to leave no excuse for people at all.
There is hardly any phone signal here, that is not the owners fault obviously (we shall blame Kent in general lol) so just be prepared. i know some people want to get away from the hussle and bussle buts its always nice just in case of emergencys.

Again harsh, this complex will be one to watch I have no doubt but as it stands there's so much work that has still to be done i.e. with the facilities, the swims are still being finished, the stock etc (I'll get to that).
Saying that one of the most common problems with this lake has been sorted out, the dreaded water level, the level is now up where it should be and the overflow sorted.
Pretty much every pipe was blocked on the lake as well as there being at least seven leaks.
These have all been fixed and it was one of the first jobs the owners tackled. This was a massive job and I expect there to be at least a mile or so of pipe work, so no more low water levels.
It does look like the water level is low on Speci 2 but this is not the case. One end of the lake is deeper than the other, it's all up to where it should be.
This is a loud lake during the day, there is wildlife in this lake, and rightly so, its been brought back but please be aware that at the moment the geese/ducks etc have had babies and they are very aggressive (so would you be if a 6ft bloke walked near your 4" baby).
The ground works are not the finished article yet but that doesn't mean there isn't quality to be had in the fish, just not in other areas yet
Fish Stocks: 3/5
Now this is very harsh, the fish that have been put into this lake are of pure quality and no doubt very expensive. I know the owner is very keen to stock only the best and it's definitely quality over quantity.
There does need to be more of them but as with everything these things take time and more importantly money and you can't just go and dump a lot of fish into a lake at the same time, that's just plain stupid so the owners have thought this through correctly and I know there is more fish going into these lakes over time so that grade will go up there is no doubt. also the only way to know off what stock is in their is to check on their facebook page to whats coming out only the owner knows
The fish they have in this place as I said are quality and the way they are looked after is to be commended. The lakes were shut over the winter period for a bedding in period which all lakes should be doing anyway and I know the lake will be shut for the spawning period. Again, this place is not run by numpties, the fish care is of an exceptional standard. There is a quiet area for the fish to rest and chill out which the last owners allowed people to walk around, bait and stalk. This is their haven, not a place to be stalking and this practice has been swiftly blocked.
If you look on their Facebook page there are pictures of all the fish that have been stocked into each lake. There is rumour that there are 30's in Speci 1 but until one comes out that is pure speculation. Again their Facebook page is updated pretty frequently so it's definitely the place to go for updates.
There seems to have been a few coming out on Speci 2 but I'm yet to see the numbers on Speci 1.
If you want to catch regular normal carp that have been battered and caught day in day out then another fishery is definitely the place for you.

I think they've been sensible here. This is a new facility under new ownership and I think they are testing the water with their pricing and that's very sensible.

Every lake has a separate board for the rules so there is no excuse in getting confused. The rules are clearly marked out and so is the lake name, please see pictures below for each lake and rules.

Disabled Facilities 3.5/5
Harsh again, but as I said with the high standards the owners have set themselves this stuff takes time. The disabled swims that are in place on Speci 1 are of an amazingly high standard with ramps leading down to the wooded swim, no bark that will hinder wheelchairs etc. There is even large mesh on the wood to make it non-slip and they have been very well thought out.
The only thing I could possibly see is some people not liking the height of the swim from the water level but that is a personal preference, I don't see it as an issue myself (please see pic).
This is not the case on Speci 2, where the biggest swim on the lake has been grassed over. This swim used to get very boggy, it's a very good space and a prime location for a disabled swim (again there might be a good reason why this isn't being used as a swim anymore i.e the boggyness was to much of a issue). Saying that, this lake does also have two disabled swims.
Maybe it's just me but the swims are not like the swims on Speci 1. I think the existing has been used as apposed to new but the trouble is it makes the swims on Speci 1 stand out a lot more than Speci 2. Amazing standard swims on Speci 1 and to a good standard on Speci 2.
Also the tourain is still quiet up and down so please be careful when getting about, especally around to the dbl swim the grass seed has not taken and its basically very sticky kent clay

You wouldn't wish for better staff. Gary and the Missis have done an amazing job with this place. They are amazingly curtious and friendly, so much so, my Daughter fell into one of the lakes (stooopid!) and Jane drove home and got her some extra clothes.
They will give you any information you need. and help you where they can.

I've been harsh for a reason. The standards the owners have set themselves are high so the review is literally picking holes.
The work that has been done on this lake already is a testament to the owners patience and resolve and I'm not sure I could of done this.
Many people talk a lot and say I could do this, I could do that, my ideas would be. Until you stand and look at the vastness of this project and what a long term project it is, you have no idea the work involved.
The new owners have had this lake just over a year and the work done already is incredible. There are things still to do, course there is and I expect that to be done but things take time effort and money.
Again, if you want to catch quality and don't mind the long haul, your patience will be rewarded but if your idea of waiting two days for not a beep is hell then this is definitely not a bit of you. You'll be better off going to catch regular carp at a regular overstocked banged out day fishery.
